Officina 82 Mirafiori

Torino

The Officina 82 project originates from the need to transfer a significant number of administrative offices to the Mirafiori Complex, rationalizing its previous real estate location.

The area employed was the one of the former Officina 82, an area with a building of approximately 44,000 square meters in light metal structure, which made it possible to create 27,000 m2 of offices with relevant restrooms, and tree-lined courtyards, giving work to almost 2,000 workers. A recovery operation of this size is probably unique in the current building landscape.

The project, entirely followed by the company Fiat Partecipazioni, was guided by an innovative logic focused on recovery and reuse, efficiency and sustainability, comfort and livability. This resulted in significant environmental benefits in terms of reducing CO2 emissions and energy consumption.

Throughout all the work, the safety of the construction site was a prime objective: the short time involved brought to the overlapping of various jobs, and during particular tight timing moments, there were over 300 people working at the same time. The attention dedicated to the identification of internal routes, worksite signs and any aspect that could affect safety allowed the work to be completed without injuries.

The sustainable approach was also adopted in the choice of pure materials such as glass, steel, aluminum, plaster and ceramic stoneware that characterize the structure. The Workshop 82 project revolves around glazed areas in green spaces, facing the work environments, from meeting rooms to offices. 127 different plant species were planted, made up of our native plants co-existing with exotic ones. The interior courtyards were made up of lounge areas, irregular oval-shaped islands hidden by semitransparent canes of white metal pipes, where a break for a moment of pleasure and socialization can be enjoyed.

Special attention was also paid to the interior decorations of the company restaurant, also overlooking the tree-lined garden. The lighting was made up of large circular light fixtures alternated with acoustic panels of various diameters on offset levels. In the restaurant, which can accommodate 400 people per shift, alternating traditional tables and bistro areas, open areas and areas separated by mobile dividers, to meet the habits and times of those who attend it were created.

The project paid great attention to the environment and to the psychophysical well-being of the people who inhabit the new offices: natural light, gardens, materials and surfaces offer a continuous perception of comfort. An up/down direct/indirect LED lighting system was chosen for the office lighting: there are about one thousand led pendant luminaires installed. These allow consistent energy saving: considering the same luminous flux, the electrical power needed to feed the plant is reduced by 50%, compared to traditional solutions.
